We hope this will offer some helpful information in the process of applying to join one of Archer’s Lifestyle Retirement Villages.

Here are the general stages involved when you to formalise your interest in a village:

Stage 1: Application/ Conditional Offer

Our official Lifestyle Village’s Application Form is usually completed in conjunction with our Archer Sales Manager. It is like placing a conditional offer on the residence chosen, and is often subject to things like selling your home.

Stage 2: Licence signing stage/ Confirmation Part 1

After you have confirmed the sale of your home, the next stage is to complete the Occupation Right Agreement (ORA), often called ‘the Licence’. This must be done with your Lawyer.

Stage 3: ‘Cooling-off’ phase/ Confirmation Part 2

Once the Licence has been signed by you and your Lawyer, then there is what’s termed, a ‘Cooling off period.’ This allows you a further 15-days to terminate your interest in the residence on offer, for whatever reason you choose.

Stage 4: Settlement/ Moving in

It’s only after this Cooling-off period that your ORA becomes unconditional, and final Settlement occurs, allowing you to move in to your residence.

Could I take possession before my house has sold?

Archer will consider requests for early possession into your new residence where there is a need, and you are waiting for funds to be settled on your current home.archer-village-important

We understand that it’s a big change and people often like to move furniture in prior to moving in as well. We like to be able to offer that service to you.

Archer’s ‘Happy Guarantee’

And furthermore, at Archer we extend the guarantee to 90-days from the signing of your Licence. It’s called our ‘Happy Guarantee’. We want you to be entirely happy with the decision you have made. If within this period you suddenly realise you will not be happy living within one of our villages, we will refund your investment in full.
Our goal is that you will ‘love life’ living within the Archer family.

Our Villages are Registered Retirement Villages for your added security and protection. Independent legal advice must be provided to all applicants before they confirm their intentions to come to Archer. A further safe guard for you.

A Statutory Supervisor is required to be appointed by Archer for each Village. The role of the Statutory Supervisor is as an independent legal entity to oversees and protects Residents interests and investments in their village.

The ‘Licence’ is the formal legal document called an ‘Occupation Right Agreement’ or ORA. This outlines your entitlements and obligations while living in the village. Your investment is secured over the entire village property and monitored by the appointed Statutory Supervisor.

The Costs

The Deferred Management Fee or DMF

This is like ‘enjoy now, pay later’ for the benefits you enjoy while living in the village. Like all these types of villages in NZ, there is an annual deduction over several years to cover a number of expenses incurred running a village.

These include replacing any chattels that Archer owns that you have full and exclusive use of, such as a stove or hot water cylinder – at no cost to you. We maintain the exterior of your home and the village amenities to a high standard. Finally, when you terminate your licence, we organise the refurbishment (from general wear and tear), and marketing of your home, all at our cost.

This fee is paid at the termination of your Licence.

Weekly Feeslinrose-village-important

These are fixed for life.
From the day you move into your village there are no weekly fee increases ever, now that’s peace of mind!

These fees cover things like rates, building insurance (not personal contents), security, gardening, window cleaning, external maintenance, social events offered throughout the villages, wellness clinics, management and compliance fees, and access to our Archer Leisure Centre with its auditorium and movies, café-styled lounge, meeting room and library, gym, and indoor heated pool and spa.

All fees are paid one month in advance by direct debit.

Studio Care-Support Packages

Our assisted living studios offer three levels of care-support packages. These are designed to meet different care-needs of residents. A full description of these packages is available on request.

Currently our studios are only available at Thorrington Village.

Medical Emergency

All Village residences have a 24/7 monitoring alarm service provided.

Activating this alarm generates a response from either a 24/7 Call-monitoring centre for Linrose and Thorrington Villages. The Operator remains on the line until the emergency is resolved.

Archer Village emergency system is linked to the 24/7 Archer Home facility.

Security

Our properties have automated security gates at the main entrance for resident security.

Each resident can open these gates after hours through their swipe card, or by using the security pad at the gate entrance.

Quality Assurance

Archer belongs to the National Associations of the NZ Aged Care Association (NZACA) and the Retirement Villages Association (RVA).

We also contract a Statutory Supervisor as an independent legal advisor for our village residents.

In addition, Archer’s Independent Audit Programme includes: our Lifestyle Villages being audited through the RVA, the Statutory Supervisor reports to the AGM’s; our financial accounts are audited annually; and we meet the ACC Workplace Health and Safety standards to protect our residents, staff and all our guests.

Wellness Clinics

Continuing to ensure our residents maintain good health is important to us. At Archer we offer ‘Wellness Clinics’ for residents of our villages. Our Nurses running these Wellness Clinics offer services such as taking your blood pressure, diabetes sugar-level checks, wound care, and can provide a second opinion on general medical issues.

Continuum of Care

We can offer short term care-support or convalescence in our Homes as needed. Sometimes we find our village residents need a higher level of care, as in a post-operative situation, having a serious fall, or just a bad dose of the flu. Stay with us and get better, before returning to your home in the village.

Archer Residential Homes, with their range of fulltime care-support options ensures we can provide that continuum of care as, and if you need it, sometime in the future.
